Aniko Mermaid Beach: $1.5bn Development Project Approved
Aniko Group has recently filed a $1.5-billion development plan for Mermaid Beach on the Gold Coast, with the proposal expected to create a masterplanned mixed-use development. This will be done by constructing four towers ranging from 25 to 53 storeys and comprising residential apartments, a luxury hotel, offices, retail, and food and beverage outlets. The project will also include 10,000sq m of A-grade office space, a recreation podium with a lagoon pool, and other amenities like a bowling alley, multi-use courts, and an arcade for recreational activities. The project is designed by Plus Architecture and will comprise 973 apartments of one to three bedrooms, sub-penthouses, and penthouses.
However, it is important to note that Visual Render did not create the 3D renders for this project.
The Mermaid Beach site is close to the Broadbeach South light rail station and the Mermaid Beach retail strip on the Gold Coast Highway. It will amalgamate 16 smaller sites to “reinvigorate the existing Pacific Fair Drive” and “revitalise the existing under-utilised canal edge to create an active green space.” The development is expected to cater to owner-occupiers, downsizers, investors, and holiday homeowners.
The Aniko Mermaid Beach project will be delivered in four stages over the next six years, with the first stage set to launch later this year. Pending council approvals, the first residents are expected to move in by 2025. The first stage will comprise a 30-level tower with 175 apartments, including one, two, and three-bedroom units.
The project also includes basement levels as well as podium parking, acknowledging the vast amount of car parking required for the site. The developer intends to create a local hub for a range of businesses and services located within walking distance of accessible public transport.
With these lifestyle and connectivity considerations key components of the master plan, the Aniko Mermaid Beach project will certainly be a game-changer for Mermaid Beach. As residents and visitors can live, work, eat, and play all within the same vicinity, the development will become a “must-visit location” that builds upon the existing lifestyle and dining facilities in nearby Broadbeach.
The Aniko Group is optimistic that the development will act as the “glue” that connects the surrounding context, encouraging other stakeholders to invest in the area. Pending council approvals, the first stage of the Sea View project will launch later this year, with the first residents expected to move in by 2025. The Gold Coast has seen a plethora of major developments underway, the most recent being the luxury Mira tower at Northcliffe by Brisbane-based Frank Developments, approved by the council late last year.
